How much does a knock-down office cost?
The five sale packages start at 65,000 to 160,000 THB for the same 18 m² unit: ECONOMY 65,000 THB (3,610 THB/m²), BASIC 75,000 THB (4,170 THB/m²), OFFICE 95,000 THB (5,280 THB/m²), PREMIUM 135,000 THB (7,500 THB/m²), and SHOP / OUTLET 160,000 THB (8,890 THB/m²). These prices exclude delivery and installation, which are quoted by distance to the site, and they exclude an extra roof layer (metal sheet from 6,000 THB, or metal sheet with PU from 12,000 THB).
What size is a knock-down office?
Every sale package is the same size: 3.00 × 6.00 × 2.80 m, with 18 m² of floor area, as one open room. It is not split into two bedrooms at the factory. Each unit has 1 door with a lockset and 2 steel-grille windows. The SHOP / OUTLET model has a full glass front and a glass door.
How long does delivery take?
About 2–3 days for 1 unit, and about 1–2 weeks for 10–20 units, depending on the season, the quantity and the size.
How is a unit installed?
The floor is built in, so a full concrete slab is not required. Level the ground and place 6 concrete blocks on the layout. The whole unit is lifted in by crane, and the truck must be able to reach the site. We deliver and install. Installation is charged by distance and is not included in the package price. Ask on the quotation whether the block work is included. A model with a bathroom needs a water inlet and a drain at the site. The whole unit can be moved to a new site, but it is not designed for swapping wall panels or for frequent dismantling and reassembly.
Where do you deliver?
We deliver nationwide across Thailand. Delivery is charged by distance to the site, and the amount is written on the quotation before you decide.
What does the warranty cover?
The warranty is 1 year on the structure and on leaks. After-sales care is provided by our own technician team, with spare parts. There is no buy-back service. Business hours are Monday to Saturday, 08:00 to 17:00, and Sunday is closed.
What is included in the price?
Every package includes the 3.00 × 6.00 × 2.80 m unit, 2-inch heat-insulating EPS walls, 1 door with a lockset and 2 steel-grille windows. ECONOMY has no electrical system. BASIC adds wiring ready to use: a consumer unit, ceiling lights, 1 power outlet, 2 sockets and a switch. OFFICE includes the electrical set and a 12,000 BTU air conditioner. PREMIUM includes the electrical set, a 12,000 BTU air conditioner and a built-in bathroom. SHOP / OUTLET includes the electrical set, a full glass front, a glass door, an 18,000 BTU air conditioner and interior finishing. Delivery, installation and an extra roof layer are not included.
Do I need a building permit?
It depends on the area and how the unit will be used. Because the unit can be moved, many cases differ from putting up a permanent building. Check with the local municipality or subdistrict administration before installation. It is not a permanent masonry house. The Thailand construction-cost appraisal table for 2569 (2026) sets a 20-year building life for knock-down and prefabricated houses, and 50 years for a masonry house.
